|Hotel Description||The Greenporter Hotel is a boutique hotel designed in a retro 50’s style by acclaimed architect, Wendy Evans Joseph. All 30 rooms convey the feel of a comfortable beach house guestroom for the traveler seeking a casual but stylish setting. We are a certified green hotel promoting sustainable comfort with modern amenities.|
|In-Room Amenities||Each room has either a queen or king bed, private bath and hair dryer, flat screen TV, HBO and Cinemax included, ac/heat, mini-fridge, and phone. The hotel offers other amenities including an outdoor pool, private parking and complimentary wifi.|
|Housekeeping||Our housekeeping staff will service your room between 11am and 4pm. Please contact Front Desk with any special needs.|
|Check-in and Check-out||Check in time is 4pm. If you arrive earlier and your room is not yet ready, we will be happy to store your luggage for you or leave your car in our parking lot. Check out time is 11 am.|
|Is the front desk open 24 hours?||The front desk is opened from 7am to 11pm EST. There is always a property manager on site and the contact number is posted on all doors as well as your in-room folder in case of an emergency.|
|Why do you require a signed confirmation if you don’t book online?||As we are a seasonal property with only 30 rooms, we require a signed confirmation letter to guarantee reservations. If you book online, it is not required. The signature on the form is for your convenience and removes your room from inventory to prevent overbooking. We are unable to hold your room reservation unless we receive your signed authorization within the 48 hour time frame. Any rooms not guaranteed within 48 hours will be released for resale. If you are not able to sign and return the form you can always book online here.|
|Are you on the water?||We are not on the water nor have water views. However, you can walk a few short blocks to reach the closest public beach. We highly recommend water shoes as North Fork beaches are mostly pebble beaches.|
|Fire||We are fully equipped with sprinklers and smoke alarms. All rooms open to the exterior and an evacuation diagram is located on the back of every room door for easy egress. The local fire department tests its alarm every day at noon and at 6pm.|

|Can you accommodate a pet?||For the comfort and health of all guests, we do not accommodate pets of any kind. A $500 cleaning fee will be added to your room if evidence of a pet is found.
Please make alternative lodging arrangements for your pet or contact lodging establishments that accommodate pets as we do not.
|Internet||We offer complimentary WiFi Internet access available in all guestrooms and throughout the hotel property.|
|Vineyards||Vineyards, breweries and cideries are open year-round. The closest vineyard is approximately 5 minutes away by car. Visit www.agrocouncil.org for a map.|
|What type of hotel are you?||We are a boutique hotel that is modern and minimalist in style. We are neither a luxury property nor a country inn.|
|Are you similar to a B&B?||We are not similar to a B&B. Our rooms are all private with their own entrance. All rooms are equipped like a modern hotel room with shower, telephone, etc.|
|What is your cancellation policy?||Cancellations over 30 days prior to reservation entitles you to a full refund. Cancellations between 29 and 15 days prior to reservation, the 25% deposit will be forfeited. Cancellations less than 14 days prior will be charged in full. All cancellations must be done by fax or email.|
|What are your restaurant hours?
||Our restaurant is only open for breakfast for guests of the hotel on weekends year-round and seven days a week between July fourth weekend and Labor Day weekend. We are also open for prescheduled catered events. Speak to our events team at firstname.lastname@example.org for catering options.|
|Why do you have a two night minimum?
||As an independently owned, seasonal property, from mid-June through Labor Day weekend, we require a two night stay weekdays and weekends. (Holidays have a three night minimum) and all weekends year-round. Week of July 4th (July 1st-8th) is a three night minimum with the weekend rate all week.|
|Do you have rooms with double beds?
||Yes, we have two Double Queen rooms, with two queen beds and futon or daybed. Our standard rooms can sleep 2 people comfortably. We have cots available for travelers with children however, they are not recommended for adult use.|
|Do offer AARP or AAA discounts?
||We do not offer AARP or AAA discounts, however, mid-week rates are significantly less.|
|How many floors and guestrooms do you have?
||We have two floors and 30 rooms. Only one wing of the hotel has access to the second floor with an elevator. Please inform the front desk if you require a first floor room or access to the elevator (Requests are subject to availability)|
|How many guests can your rooms accommodate?
||Rates are based on double occupancy, each room can sleep two comfortably. If you are adding a third and/or fourth adult, there is a $49 per adult per night fee for a maximum total of 3 people in a Queen or King room and 4 in a Deluxe King and Double Queen room. We can place a cot in the room for the extra adult(s) but it will diminish your hotel experience.|
|Why flat sheets and not fitted sheet?
||We use 300+ thread count Egyptian cotton sheets and duvet covers from Frette linens. High quality hotel linens are not available with the household elastic perimeters and they require commercial pressing.|
